Site Civil + Stormwater - Underground Detention + COH Variances

TABOR AFFORDABLE HOUSING

Houston, Texas

Seven units — 0.23 acres — engineered to fit when space ran out.

Small sites don’t leave room for easy answers.

Tabor Street Affordable Housing delivers seven units on just 0.23 acres. The footprint was tight — and every square foot mattered. Traditional detention would have taken up too much space and limited the building layout.

So the solution moved underground.

Gradient Group designed an underground detention approach that maximized developable area while meeting stormwater requirements. The project also required two City of Houston variances — both approved — keeping the schedule intact and the project moving toward construction.
