THE PROJECT.

Telge Road Industrial is a 27.29-acre industrial development that includes a new 36,000-square-foot facility and a separate 3.3-acre staging yard designed to support day-to-day operations. Utility demand drives early coordination, with additional capacity secured through the local MUD to keep the project on track.

Stormwater performance is equally critical. To preserve parking and maximize usable area at the main facility, underground detention is engineered beneath the site. For the staging yard, the strategy shifts — pairing swale-based detention with stormwater quality management practices to support material storage operations while maintaining compliance and constructability.
