THE PROJECT.
RISE Commercial is a 12,000-square-foot, single-story development on a 0.98-acre site along West Sam Houston Parkway North. From the start, the goal is clear: maximize building height and parking while navigating tight utility and fire access constraints.
Early coordination with CenterPoint is critical. Existing power lines run through the site, requiring on-site meetings and agreement to relocate a transformer from one pole to another – unlocking additional buildable height and square footage.
Fire access drives further coordination. The team works directly with the fire marshal to secure required aerial clearances around the building. A new fire hydrant is placed onsite to meet hose lay requirements, and access agreements are coordinated with the neighboring property to ensure full
fire truck circulation around the structure.
Stormwater strategy is engineered to protect parking yield. By optimizing grading and pipe layout, the design eliminates the need for an underground detention vault — preserving valuable surface area for parking, the client’s top priority.
Public plans are submitted and approved for utility tie-ins within the Hammerly Street right-of-way. The project also includes a replat to combine the site with the adjacent property under the same ownership into a single commercial reserve.
