Gradient Group, LLC was selected by Trammell Crow Company (TCC), in joint venture with Principal Real Estate Investors, completed Noble Energy Center (NEC) One, a 497,000-SF office building located at 1001 Noble Energy Way in Houston’s Northwest office submarket. Concurrent with the completion of NEC One, the development team began construction on NEC Two, a 20-story, 470,000-SF build-to-suit office building. In addition, to widening and deepening the existing channel section to add capacity to the linear detention within the easement, the scope required the design of increased flow with aesthetic features that were harmonious with the existing environment as well as visually pleasing to the adjacent Noble Energy Center complex. The project required coordination and approval from several jurisdictions including Harris County, Harris County Flood Control District (HCFCD), Malcomson Road MUD and Texas Department of Transportation (TxDOT. NEC Two features an integrated eight-story parking garage, a Town Hall to serve corporate meetings, and an elevated sky bridge connecting to NEC One. Both buildings are certified LEED® Gold.
