THE PROJECT.

507 Martin Street is a 15,000-square-foot, two-story commercial development on a 1.04-acre site in Houston. The project begins with the demolition of two existing buildings to make room for the new structure and site improvements.

With limited surface area, stormwater strategy drives the layout. A 7,950- square-foot underground detention vault is integrated beneath the site to meet City of Houston  requirements while preserving usable area above. Public plans are coordinated for new utility connections within the City right-of-way, aligning with municipal standards and review processes. The building is fully sprinklered to meet fire code requirements and aerial apparatus access criteria — ensuring compliance while maintaining site efficiency.
