THE PROJECT.
1601 Hawthorne Road is a 9,950-square-foot commercial development on a one-acre site in Conroe. Although only one acre is being developed, detention is provided on an adjacent one-acre property under the same ownership — creating a coordinated two-acre drainage strategy and requiring a formal variance with the City.
Timing adds another layer. During plan submittal, the City of Conroe is operating under a development moratorium. Close coordination with the City and the client keeps reviews moving and approvals secured before a full freeze takes effect.
Tree preservation also shapes the layout. The design team works with a certified tree preservationist to protect existing trees and replace any trees of concern in accordance with City requirements.
Internally, storm drainage is coordinated with the MEP team to ensure the building can be fully washed and drained into the proposed system. Parking lot trees and landscape requirements are aligned with City of Conroe standards along the Hawthorne right-of-way, requiring coordination with the landscape architect to maintain compliance while preserving site efficiency.
