Project Overview

A tight urban footprint.

Old Spanish Trail Affordable Housing delivers seven units on just 0.55 acres in Houston. The site was compact, urban, and constrained from the start.

A system with no capacity.

Stormwater became the defining issue. The City of Houston system did not have capacity to directly serve the site — putting the project’s viability at risk.

Looking beyond the property line.

The solution required coordination outside the site boundaries.  Gradient Group worked directly with TxDOT to tie into the existing storm sewer system, navigating driveway and hydraulic requirements, permitting, and construction inspection — all along one of the area’s busiest corridors.

The result.

Approvals secured. Requirements met. Traffic maintained. A path cleared for new affordable housing on Old Spanish Trail.
